Signs Your Therma-Tru Door Installation Is Failing

• The door sticks seasonally or won’t latch without lifting. This usually means the composite sill cap has compressed or cracked, allowing the frame to settle. In Miramar’s sandy soil, we see this on homes built during the 2003-2007 boom where the slab was poured slightly out of level and the sill shim pack has degraded.
• Water pools on the interior side after rain. The Endura or Therma-Tru sill pan has lost its seal to the subfloor, or the corner pads on the frame legs have pulled away. On west-facing doors in Miramar, afternoon sun bakes the butyl tape until it flows, then the first hard rain finds the gap.
• Multipoint lock engages at the handle but not at top or bottom. The shootbolts have corroded or the keepers have shifted. Salt air from the Atlantic, even three miles inland, attacks the zinc-coated hardware faster than the manufacturer spec suggests.
• Daylight visible around the perimeter in closed position. The bulb weatherstrip has taken a set after years of compression, or the magnetic strip on a Smooth-Star has lost its flex. We stock the correct replacement profile by series, not generic “fits most” strip.
• Fiberglass skin delaminates or bubbles near the bottom rail. Water has breached the edge seal and the wood composite core is swelling. This is past repair, the slab needs replacement, and we’ve learned to check the subfloor for rot before quoting the door alone.

DIY or Call Us?

What you can safely check: verify the door is actually out of square, not just swollen from humidity, by measuring the gap at the top and bottom of the lock stile. Check whether the screws in the top hinge have backed out, a five-minute fix if that’s all it is. Look for the date code and series label so you know what you’re dealing with.

Where DIY goes wrong: removing a prehung unit without supporting the header can shift framing loads you didn’t know were bearing. The multipoint lock system is under spring tension, improper disassembly can launch components. And in Miramar’s HVHZ zone, an improperly flashed sill will pass visual inspection and fail at the first named storm, when your insurance adjuster notes the permit was never pulled.
