The homeowner had original 1998 aluminum windows with frame pitting at the sill corners and fogging between the panes that started after Hurricane Irma. Sliding Glass Door Replacement - Monarch Lakes Townhouse

The existing door was a 2006 vinyl unit where the track had stress-cracked at the center support, and the rollers had worn flat spots that made the panel shudder across the span. In Miramar’s summer humidity, that gap pulled conditioned air out at a rate the homeowner could feel standing three feet away. We specified a CWS 312 Series vinyl sliding door with a reinforced sill section, stainless steel tandem rollers rated for 450 pounds, and a multi-point lock with a deadbolt throw. The sightline measurement showed the rough opening was 1/2 inch wider at the head than the sill - we ordered the frame with a factory-applied jamb extension rather than field-trimming, which is where we’ve seen water intrusion start on previous installs. Custom Geometric Window - Riviera Isles New Construction

The architect spec’d a trapezoid window above the entry in a two-story foyer, but the original supplier couldn’t get the sightline right - the head width was 48 inches, the sill width 32 inches, and the height 42 inches, with a 7-degree rake. ES Windows took the field measurement and built the unit with a custom aluminum frame, laminated impact glass, and an SDL grid pattern that matched the adjacent double-hungs. The critical detail was the sill slope: we specified a 15-degree sill angle so water wouldn’t pool, and the photo record shows the pan flashing integration with the weather-resistant barrier. This is the kind of opening where a quarter-inch error at the top becomes three-quarters of an inch at the bottom. Factory lead time was 8 weeks. Written price before deposit: $4,200.

Impact Garage Door - Sunset Lakes Home, Post-Roof Replacement

The homeowner replaced their roof after a deductible claim and realized the garage door was the weak point in the envelope - non-rated, 24-gauge steel with no reinforcement posts, and a torsion spring that had hit its cycle count (you could hear the coils binding). We measured the finished opening at 16 feet wide by 7 feet high, noted the headroom was tight at 10 inches, and specified a ViewLux impact-rated garage door with a wind load sticker for 170 mph. The sightline improvement was immediate - the old single-pane units had a 2-5/8-inch frame depth, the new ones 3-1/4 inches, which ate slightly into the glass area but added the thermal break the building needed. Front Entry Door Replacement - Hillsboro Pines Ranch

The existing door was a 2004 builder-grade hollow-core steel unit that had delaminated at the lock stile - the skin was bubbling from moisture migration, and the threshold had rusted through where the sill pan was missing (a detail we’ve found omitted on roughly half the pre-2010 homes we work on in Miramar). We specified a Therma-Tru fiberglass entry door with a smooth skin, composite jamb that won’t wick moisture, and an adjustable composite sill with a built-in subsill dam. The multi-point lock engages at three points, which matters on a door this size - 36 inches by 80 inches with a half-lite. We installed a proper sill pan with end dams, tied it to the weather-resistant barrier, and documented the sequence in the photo record. Written price: $3,400 with installation and permit.
