Mix those and the sash will not seat correctly. • Sash drops or won’t stay open. The coil balance system has lost tension. In Miramar’s salt-air environment, we see balance springs corrode faster than inland installs, typically at 8 to 12 years rather than the 15-year rating.
• Lock tongue misses the keeper or requires force. The sash has shifted on its pivot bar, or the frame has settled. On MG-200 rollers, the adjustable carriage wears and drops the sash 1/8 inch, enough to misalign the hardware.
• Visible moisture between glass panes. The insulated glass unit seal has failed. Mr-Glass units use a dual-seal system; once the PIB primary seal degrades, South Florida’s humidity enters within one rainy season.
• Air movement at the sash perimeter even when closed. The glazing bead has hardened or the weatherstrip has compressed. We check this with a smoke pencil during our measured survey; anything above 25 CFM at 25 Pa gets flagged.

The MG-300’s impact-rated glass weighs 6 to 8 pounds per square foot; a 36-by-72-inch sash is unwieldy and expensive to drop.
